1. Acceptance of Terms

Welcome to Silqhaus (the "Website"), operated by Better Home & Better Living Co., Ltd ("Company," "we," "us," or "our"), a company registered in Thailand with its principal place of business at Wichit, Meung, Phuket 83000, Thailand. By accessing or using the Website located at www.silqhaus.com, you ("User," "you," or "your") agree to be legally bound by these Terms of Use (the "Terms"). If you do not agree to these Terms in their entirety, you must immediately cease using the Website.

The following terminology applies throughout these Terms, the Privacy Policy, and any related agreements: "Client," "You," and "Your" refer to you, the person accessing and using the Website in compliance with these Terms. "The Company," "We," "Our," and "Us" refer to Better Home & Better Living Co., Ltd. "Party" or "Parties" refers to both you and the Company collectively. All such terms are interchangeable regardless of number, gender, or capitalization.

These Terms apply to all visitors and users of the Website. The Company reserves the right to modify these Terms at any time. Changes become effective upon posting to the Website. Your continued use of the Website following any modifications constitutes acceptance of the revised Terms. It is your responsibility to review these Terms periodically.

2. Description of the Website

Silqhaus is an informational and promotional website for luxury short-term rental properties located in Thailand. The Website allows Users to browse property listings, view descriptions and imagery, and access links to third-party Online Travel Agency ("OTA") platforms — including but not limited to Airbnb, Vrbo, and Booking.com — where reservations may be made.

The Website does not process reservations, payments, or bookings directly. All transactions, agreements, and communications related to property reservations occur exclusively on the respective OTA platforms, and are governed solely by those platforms' own terms and conditions. Better Home & Better Living Co., Ltd is not a party to any reservation agreement entered into between a User and an OTA platform.

3. No Account Registration

The Website does not currently offer or require User account creation, registration, or login. Users may access and browse the Website without providing personal credentials. Users also cannot upload, post, or submit any content to the Website at this time. These features may be introduced at a future date, at the Company's sole discretion, subject to updated Terms.

4. Intellectual Property and Proprietary Rights

4.1 Ownership of Content

All content appearing on or accessible through the Website — including but not limited to text, articles, guides, blog posts, descriptions, photographs, images, video, audio, graphics, logos, icons, software, code, and the overall design and layout of the Website (collectively, the "Content") — is the exclusive property of Better Home & Better Living Co., Ltd or its duly licensed content providers.

The Content is protected under the intellectual property laws of the Kingdom of Thailand and applicable international treaties, including copyright law, trademark law, and related rights.

4.2 Trademarks

The name "Silqhaus," the Silqhaus logo, and all related names, logos, product and service names, designs, and slogans are exclusive trademarks and trade dress of Better Home & Better Living Co., Ltd. These marks may not be used, reproduced, imitated, or applied to any goods or services without the prior written consent of the Company. All other trademarks, service marks, or logos mentioned on the Website are the property of their respective owners.

4.3 License to Use the Website

Subject to these Terms, the Company grants you a limited, non-exclusive, non-transferable, revocable license to access and use the Website for your own personal, non-commercial purposes. This license does not include the right to:

• Republish, redistribute, or make available any Content from the Website to any third party;
• Sell, rent, sub-license, or otherwise commercially exploit any Content from the Website;

You acknowledge that the Company is under no obligation to use, review, return, or respond to any Feedback submitted.

6. Third-Party Links and OTA Platforms

The Website contains hyperlinks and references to third-party OTA platforms and other external websites. These links are provided for your convenience only. The Company does not endorse, control, or assume any responsibility for the content, practices, policies, or services of any third-party websites or platforms.

When you follow a link to an OTA platform or other external site, you leave the Silqhaus Website. The Company is not responsible for:

• The availability, accuracy, or reliability of any third-party website;
• Any loss or damage arising from your use of any third-party website;
• Any transactions, reservations, payments, cancellations, or disputes that occur on OTA platforms;
• The privacy practices or data handling of any third-party platform.

Your use of third-party platforms is subject to their respective terms of service and privacy policies. You are encouraged to review those documents before making any reservation or submitting any personal information to those platforms.

7. Hyperlinking to Our Content

7.1 Permitted Links

The following categories of organizations may link to the Website without prior written approval, provided that such links comply with the conditions set out in Section 7.2:

• Search engines and web indexing services;
• News organizations and media outlets;
• Online directory distributors, in the same manner as they hyperlink to other listed businesses.

Other organizations — including consumer information sources, trade and professional associations, educational institutions, and internet portals — may submit a written link request to the Company at info@silqhaus.com. Such requests will be evaluated at the Company's sole discretion and approved only where the Company determines that the link is appropriate, non-deceptive, and consistent with the Company's brand and reputation.

7.2 Conditions for All Links

All links to the Website — whether permitted by default or approved upon request — must satisfy the following conditions:

• The link must not be deceptive or misleading in any way;
• The link must not falsely imply sponsorship, endorsement, partnership, or approval of the linking party or its products and services by the Company;

No use of the Silqhaus name, logo, or other artwork is permitted for linking purposes without a separate, duly executed trademark license agreement with the Company.

7.3 Reservation of Rights Regarding Links

The Company reserves the right, at its sole discretion, to request the removal of any link to the Website at any time. Upon receiving such a request, you agree to promptly remove all such links. The Company also reserves the right to amend this hyperlinking policy at any time by updating these Terms.

If you encounter any link on the Website that you consider offensive or inappropriate, you are welcome to notify us at info@silqhaus.com. We will consider such requests but are under no obligation to remove any link or to respond directly.

8. iFrames and Visual Framing

Without the prior written approval of Better Home & Better Living Co., Ltd, you may not create frames, iFrames, or any other inline embedding mechanism around the Website's pages that in any way alters the visual presentation, appearance, or User experience of the Website. This prohibition includes any framing technique that:

• Obscures, hides, or modifies any part of the Website's content or navigation;
• Displays the Website's content within a third-party interface in a manner that misrepresents its origin or ownership;
• Removes or conceals headers, footers, branding, or legal notices present on the Website.

As of the Effective Date of these Terms, the Company does not offer, conduct, sponsor, or administer any promotions, contests, sweepstakes, loyalty programs, discount schemes, prize draws, or similar marketing activities through the Website. The Company does not warrant that: (a) the Website will be uninterrupted, error-free, or free of viruses or other harmful components; (b) defects will be corrected; (c) the Website or the server that makes it available are free of harmful components; or (d) any information obtained from or through the Website will be accurate, complete, reliable, or current.

11.2 Scope of Disclaimer

To the maximum extent permitted by applicable law, the Company excludes all representations, warranties, and conditions relating to the Website and your use of it. Nothing in this disclaimer will:

• Limit or exclude the Company's or your liability for death or personal injury caused by negligence;

12. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, BETTER HOME & BETTER LIVING CO., LTD, ITS DIRECTORS, OFFICERS, EMPLOYEES, AFFILIATES, AGENTS, AND LICENSORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE WEBSITE OR ITS CONTENT, EVEN IF THE COMPANY HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

As long as the Website and the information and services on the Website are provided free of charge, the Company will not be liable for any loss or damage of any nature arising from your use of the Website. In no event shall the Company's total aggregate liability to you exceed one thousand Thai Baht (THB 1,000), regardless of the nature of the claim.

You agree to defend, indemnify, and hold harmless Better Home & Better Living Co., Ltd, its officers, directors, employees, agents, licensors, and suppliers from and against any and all claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to your violation of these Terms or your use of the Website, including but not limited to your reliance on any information obtained from the Website, any illegal conduct, or any breach of your representations and warranties herein.

14. Governing Law and Dispute Resolution

These Terms of Use shall be governed by, construed, and enforced in accordance with the laws of the Kingdom of Thailand, without regard to its conflict of laws principles.

Any dispute, claim, or controversy arising out of or relating to these Terms or the breach, termination, enforcement, interpretation, or validity thereof, or your use of the Website, shall be subject to the exclusive jurisdiction of the competent courts located in the Kingdom of Thailand. By using the Website, you irrevocably consent to the personal jurisdiction and venue of such courts and waive any objection that such jurisdiction or venue is inconvenient.
